What is Indi?

Indi is The Independent Mortgage Company - a fully digital home loan lender that's independent of the big banks. We're a New Zealand owned company, founded by New Zealanders who worked in big banks and knew there was a better way to do mortgages.

Being independent, streamlined and fully digital means we don't have big bank costs - so we pass better rates straight to you.

One low floating rate

Every Indi customer gets the same floating rate: 4.59%. We don't offer fixed rates, revolving credit or offset loans - one simple rate, lower than the big banks.

On a fixed rate? Check the break fee

If some or all of your loan is on a fixed term, your bank may charge an early repayment fee (a break fee) to leave before the term ends. Your bank will tell you the exact amount if you ask for a break fee quote - weigh it against what you'd save each year on the rate.

Switching part of your loan

If your mortgage is split into multiple loan portions (e.g. one or more fixed terms and/or some on floating), this all makes up a single mortgage, secured by the security property. You cannot switch just a single loan portion, you need to refinance your whole loan.

If you have multiple properties mortgaged, you can bring one across to Indi and leave the others at your bank, as long as the remaining properties are acceptable to your bank.

Am I eligible?

To qualify for an Indi loan, you'll need to meet certain criteria including:

  • You have 20% equity in the property being used as security.
  • Your primary income is from: salary, wages, contracting or stable self-employment (excluding sole traders).
  • The property is owned individually (one or multiple borrowers), or through a trust or look through company.
  • The property may be owner occupied or an investment property.
  • The mortgage is to refinance an existing loan, purchase a house or release equity from an existing house that isn't currently mortgaged.
  • Indi's other lending requirements and credit criteria.

Is my mortgage safe with Indi?

Yes, it's 100% safe. Your mortgage is held in a trust that is separate from Indi and overseen by an independent trustee: NZ Guardian Trust (NZGT). This means that should anything ever happen to Indi, NZGT will administer your mortgage. NZGT are a trusted supervisor overseeing over $300B in assets, Kiwisaver and investment schemes.

We work with trusted partners including Generate, one of NZ's leading KiwiSaver providers, who have undertaken due diligence on Indi.

And, for peace of mind, you can refinance from Indi to a bank at any time without penalties or costs. But we don't think you will ever want to go back!
